Rent-free periods and deposits

Lease protection
We clarify break, assignment, renewal and repair clauses in your favour.
Clear reporting
We summarise the key clauses in plain language.
End-to-end coordination
We handle correspondence with solicitors, agents and the landlord.
The lease shapes your brand’s future
English commercial leases are long and technical. Term, break rights, rent review, repair obligations and renewal rights affect your flexibility for years, so you need to know what each clause means before you sign.
Without the legal jargon
We review the lease for you and explain the key clauses in plain language, flag unfair FRI (Full Repairing and Insuring) clauses and work alongside your solicitor on the legal review.
Strong negotiation
We negotiate with landlords and agents on your behalf to minimise the initial deposit, maximise rent-free months and secure break and assignment rights.

FAQ
Frequently asked questions
What are heads of terms?+
A summary of the main terms agreed before the lease is drafted — rent, term, rent-free period, deposit and key rights. The lease is drafted from them, so it is one of the most important stages of the negotiation.
What is an FRI lease?+
Under a Full Repairing and Insuring lease, much of the repair and insurance cost falls on the tenant. It is important to understand and, where possible, limit these obligations before signing.
Do I still need a solicitor?+
Yes. The legal review should be done by an English commercial property solicitor. We handle the commercial negotiation and coordination and work alongside your solicitor.
